Was reading this post this am in the O.C. Register and wanted to share as it is comprensive post on what to look for when buying your first home, especially navigating the buying waters as a single home buyer.

Three Key Points:

Financing First - I don't know how many buyers contact me who have no idea what their credit score is or debt to income ratio. In order to understand what you can afford these are two aspects that must be looked at months if not years before you buy your first home!

Shopping Smart: Shopping smart is a critical factor when not only choosing the home you are going to buy but also the team you select to help you find that home. Do as much advanced research on the Real Estate Agent and the Lender you select as the home you choose.

It is a Process: It is hard work finding your first home, but once you find it, that is when the work really begins! Remember it is a process in which you have to stay committed. That means no spending sprees's during the transactions. Meeting time-lines and understanding escrow isn't closed till it is Closed!

Buying your first home is one of the most terrifying and exciting life events. For me, it was all about the team I chose to help me buy my first home, were they looking out for my best interest, was always first in mind. If you have any doubt then the last thing to remember is you are in control!

Single Homeowners - If you are considering a short sale, watch this.

Often when I speak with clients regarding the options of selling in a distressed situation, I often do not follow the standard line "well let's short sale". This probably has lost me many sales. But in good conscience I can't recommend a short sale unless a client is completly aware of the outcome. A short sale in my opinion does not offer a homeowner really any benefit, why?

1. Your credit is still going to be wrecked, face it.
2. You may still have a taxable issue on the difference between what you owe and what you sell for. This changes per state so make sure to check with your with your tax person.

Watch this video, it is a great eye opener on why a short sale is not for the benefit of the seller.

Who Are Girl's Hero's Today?

This morning I had a chat with my brother about what to get his daughter for Christmas. As I was asking questions, about what she likes, what she mentions and what grabs her attention these days, I had this sad thought. Of course not about my niece, she is a beautiful, bright little girl and true blessing.

Now you know part of the problem is I want to be the "Cool Aunt" but more importantly I want my gift to have meaning for her.

As I continued talking to my brother, he says think back what did you like at 8! For a moment I thought, wow I don't really remember that much, but then it came! Who are girl's hero's these days? When I was young it was the Bionic Women or Wonder Women, though the Bionic Women edged out Wonder Women, they both captured my imagination. But I remember that Christmas when I got the Bionic Women board game and doll. That is a memory I hope to bring her.

Though I love to watch her excitement or involvement when a Miley Cryus or High School Musical song comes on, are these today's hero's? I certainly hope the hero's today are not Paris Hilton or Brittney Spears, or even shows like High School Musical, but sadly that seems where the focus is.

The thought has bothered me all day. One of my life goals is to provide an example to young girls that they can grow up and know they are loved and can be strong, independent, giving and believe their dreams are possible! So what a blessing to know when I was young these characters set those examples.

I might just have to create a new super hero for girls to follow..... hmmm what should she be.

Pay Option Arms Resets and how they will impact you

Nice to see a proactive approach on the issue of the upcoming resets with Pay Options Arms. Nice going Brown, the California Attorney General. This is needed! Unfortunately because I don't think anyone who utilized one of these loans did not have the goal of refinancing at a later date. Consumers understood the possible issues, but consumers were sold that there was no way this could happen. Much less happen as quickly as it did happen.

I am curious to know if this is an attempt to avoid class actions suits against lenders. There is a loud roar growing that many believe the lenders knew the outcome and took full advantage of the consumer.

I admit it, I was a fan of this loan when it came out. It painted it a pretty picture, of the possibilities of achieving a dream. However, I did not see the draft/economics behind it. When you look at it in layers it was clearly a bad product introduced at bad a time and the consumer is the one left with a worthless asset.

The only problem, I think the office may be missing is the fact that a high percentage of the current defaults already falls into this category and there has been no program designed to help these homeowners thus far. Current loan modification attempts is a failure since in order to be approved the homeowner must qualify under the terms of a fully conventional loans at higher home values. Hello they weren't approved on those terms originally how can be approved now!

I hope to see the Attorney Generals Office really hold these lenders accountable, the only way consumers are going to keep their home and qualify for loan modifications is if the lenders reduce principle and ease income constraints. They are writing off the loss on the short sales and foreclosures but not on modifications, this is a change that could easily take place with the right effort behind it.

Saw this article today in the O.C. Register and have to agree. Though the city of Irvine is often described as a "family" town, it is also a sought after home location for many singles. The reasons why my home buyers have sought homes in this community are as follows:

Location to the 405/5 freeways provides easy community to work, plus conveniently located to other social hubs, i.e. Newport Beach, Laguna Beach, etc.

Community provides wide range of social amenities, with shopping, restaurants, movie theatres, etc.

Design of homes offer diverse floor plans with in home offices, open living spaces, etc, i.e. no formal livings rooms, geared toward a more social demographic.

For singles a home is their baby, with loss comes grief

I am going to take this blog down a personal road that I believe is affecting many singles out there in this tough economy. I hear it day after day, that they are not only losing their homes, livelihood but as well their relationships.

Hopefully most are blessed with a strong support structure and surrounded by people who build them up with. This market is tough for everybody; it is especially scary for those going it alone.
This life transition we are all encountering is truly teaching us a life lesson and it is not about finances. The shedding has begun, those who believe in you will be the ones who are around at the end of this turmoil.

Unfortunately, with shedding comes painful realization that some of the relationships you counted on are going to fade into the sunset. Why, because for many around us it easier to bury their head in the sand then to reach out and build you up. Not because they don’t care about you, but rather they have not walked in your shoes and are incapable of understanding what you are losing. Your pain does not fit into their life. You have to cut back on socializing, shopping and your focus is on survival. You may have become a not so fun person to be around, but that is not your problem. This is theirs!

Losing a home, struggling financially and then adding the stress of realization that you are truly alone in this struggle is heartbreaking. For singles, the highlight of owning a home is equal to those to those mega life events, such as having a child. I said it, when a single owns a home, it becomes their baby! Yes, it just a building, but we all know what home ownership stands for and for singles this is especially important. So imagine how they feel when they are losing it. The same is to be said about their relationships.

Now that I have totally depressed you, it is important to understand this shedding that happens when life takes you down a difficult road is something that has to happen. Your heart is broken, but that does not mean you are broken. We’ve heard it before, tough situations don’t last, tough people do. But I don’t want you to be tough, you are not wrong to depend on people or to be sad about your life unraveling. However, being tough cannot equal building a wall around your heart.

So what do we do, we trust, we forgive, we build! You notice I put WE in there. Because you are not alone, this life challenge is taking you down a road to find who is really there for you. Focus on that with an expectant heart because good things are to come. Remember, people are going to break our heart, life is going to be tough, success comes with loving it anyways.

First Time Home Buyers-Do you see the opportunity before you?

More exciting news was released today for first-time home buyers. The California Assocaition of Realtors has developed a program to help ease the concern with jobs, which is one of the biggest concerns first time Home Buyers have today when taking the step towards homeownership.

The program is called the C.A.R. Housing Affordability Fund Mortgage Protection Program (C.A.R.H.A.F. MPP) and offers first-time home buyers who lose their jobs due to layoffs may be eligible to receive up to $1,500 per month for up to six months to help make their mortgage payments. A qualified co-buyer also can participate in the program, for a reduced monthly benefit of $750 per month for up to six months in the event of a job loss. Program benefits also include coverage for accidental disability and a $10,000 death benefit.

The associaion is dedicating $1 million to the program this year, and estimates that as many as 3,000 families will benefit from the program throughout 2009.

Requirements of the program include:

Be a first-time home buyer – someone who has not owned a home in the last three years.
Open escrow April 2, 2009, or later, and close on or before Dec. 31, 2009.
Use a California REALTOR® in the transaction.
Purchase the property in California.
Be a W-2 employee (cannot be self-employed or military personnel)

First-time home buyers must request an application for the H.A.F. Mortgage Protection Program from their REALTOR®.

This is so exciting for first-time buyers, along with the new $8000.00 tax credit, reduced interest rates and home pricing at 2003 levels, the stars are aligning to ensure success for first time buyers in this incrediable market.

Personally, I think little has been spoken about Singles and if there has been any discussion it is not normally with Single Women. Yet is is a huge demographic that should not be overlooked.

Income:
Unmarried women earn only 56 cents for every dollar that married men make. [Center for American Progress, 4/25/08]
According to analysis of data from the Panel Study of Income Dynamics for individuals 25 to 61 years old, female-headed households have twice the likelihood – 13.5% - of seeing a 50% greater drop in their income than male-headed households’ probability – 6.6% - of such a drop. The probability of a major income drop for female-headed households has risen in the last two recessions. [“Taking a Toll: The Effects of Recession on Women,” Prepared by the Majority Staff of the Committee on Health, Education, Labor and Pensions, 4/18/08]Jobs:

Retirement Security:
Single women estimate needing a median amount of $500,000 by the time they reach retirement. In an analysis by Harvard Professor Mariko Chang of the net worth of all unmarried women, he found that their median net worth was $12,900 – less than half the $26,850 for unmarried men. He found that the wage gap is the primary cause of this inequality of wealth – accounting for 39% of the disparity for never-married households and 18% of the disparity for divorced households. Bankruptcy:
Single women are the most likely demographic group to file for bankruptcy and comprise 40% of all bankruptcy filings. Single women with children are even more likely to file for bankruptcy, at an estimated rate of 21 out of every 1000 families. More than half of all poor adult women - 54 percent - are single with no dependent children.

Single women have been among the fastest-growing groups of homeowners in recent years. In Baltimore, single women accounted for 40% of home sales in 2006, twice the national average. Mortgage Rates Have Dropped Dramatically!

On September 11, 2008, Freddie Mac released the results of its Primary Mortgage Market Survey^® (PMMS^®) and report that the 30-year fixed-rate mortgage (FRM) averaged 5.93% for the week end, down from last week when it averaged 6.35%. Last year at this time, the 30-year FRM averaged 6.31%.

The 15-year FRM this week averaged 5.54% down from last week when it averaged 5.90%. A year ago at this time, the 15-year FRM averaged 5.97%.

Single Women Slammed By Housing Crises

Ok, this is going to be short, but saw this headline today and it made me so sad, mad and inspired.

I get it! I am one in the same boat and it is horrible! I know everyone is touched by this crises but single women and men who do you turn to for help late in the night when the bills are running through your head with the fear of aloneness and failure is right behind.

That is where the inspiration comes in. Girls, singles we have to stick together and build that network of support that helps along the way. We should be applauded for taking risk, understanding the financial strength that comes from owning your own home and we should have a place to turn to.

Yes, we all have families, but I bet even with your families I know the feeling of aloneness in this crises is overwhelming. A quick look at the new Housing Bill signed into law today!

A temporary increase in mortgage revenue bonds to refinance subprime mortgages. Lenders would write down qualified mortgages to 85% of the current appraised value and qualified borrowers would get a new FHA 30-year fixed mortgage at 90% of appraised value. Borrowers would have to share 50% of all future appreciation with FHA. The loan limit for this program is $550,440 nationwide.
Permanent Conforming loan limit of $625,000
First-time home buyer tax credit, which allows first-time home buyers to receive a tax refund worth up to 10 percent of a home’s purchase price, up to a maximum of $7,500. The refund serves as an interest-free loan and the homeowner is required to repay it in equal installments over 15 years.
New regulator for Government Sponsored Enterprises to restore investor confidence in GSE loans and help the market and economy stabilize.
Temporary raise in the loan limit for the Veterans Affairs home loan guarantee program to the same level as the economic stimulus limits until the end of 2008.
Adjustment to the Foreign Investment in Real Property Tax Act of 1980 (FIRPTA), allowing sellers to provide the non-foreign affidavit to a qualified closing entity and not just the buyer.
The setting of minimum requirements for mortgage originators, which mandates fingerprinting of loan originators and establishes a nationwide loan originator licensing and registration system. The requirements do not apply to those only performing real estate brokerage activities unless they are compensated by a lender, mortgage broker, or other loan originator. States will have the ability to implement more stringent laws.
The creation of a National Affordable Housing Trust Fund to help cover the cost of the FHA rescue plan for the first five years and develop affordable housing in subsequent years.
The Treasury Department’s proposal to create a federal backstop program to insure the financial well-being of Fannie Mae and Freddie Mac.
The FHA’s inability to insure loans that utilize a seller-funded down-payment assistance program. Down-payment assistance from family, employers and other nonprofits is still allowed.
The Community Development Block Grant Programs’ $4 billion allotment for communities to purchase and refurbish foreclosed homes.

Status: 51% Married couples, 11% Unmarried couples, 25% Single Female, 11% Single Male
Age: 52% were age 24 – 35 with 21% aged 35-44
Income: $68k Married, $68k Unmarried Couples, $44k Single Female and $52k Single Male. Interesting Single Women earn an average of $8k less but purchase 14% more homes then Single Males.
Down Payment/Mortgage: 73% used own savings, 22% received gift funds, 98% uses a mortgage to finance the purchase and 81% chose Fixed-Rate Mortgages.

Am I reading right - The media on the Real Estate Market is Turning Positive

It has been said that negative news sells and I agree with that to some extent but when the facts begin to turn the tide, it is great to read some positive changes in the local Orange County real estate market. It has been rare to hear anything objective or positive come in the media regarding housing, but lately there is a glimmer of hope. Recent headlines:

“Demand for O.C. Housing surpasses 06” – I think every home seller that has their house listed at market value are jumping for joy as there are certainly signs of traffic increases, multiple offers and reduced inventory. All good signs!

You can also ask the buyer’s who are competing with multiple offers or who have several offers out hoping to take advantage of the great rates and low pricing.

“O.C. seen undervalued, first time since 2003” – This is great news for home buyers. What does this mean, the report indicates local homes as relative bargains to broad economics since the second quarter of 2003. It’s also the largest undervaluation since the final three months of 2002.

“O.C. Affordability Jumps in 1st Quarter of 2008” – Of course with the reduced value, affordability would increase but the numbers are surprising. Orange County homes that a median-income family could afford doubled in the first quarter of 2008 to 17.4%, up from 8.4% in the fourth quarter of 2007. In addition, the number of first time home buyers has increased dramatically in California with 36% of local households could afford an O.C. starter home during the first three months of the year, up eight percentage points from the last quarter of 2007. Nationally the number is 39%, with 25% of those being Single Women and 11% Single Men.

I often say to home buyers “what sign are you looking for to know when it is a good time to buy”. Believe me, I would love the clouds to open up and a voice from Heaven say – It is time to buy. But of course that is not going to happen.

The details that home buyers need to focus on are:

How do the numbers look for you?
Are your plans to buy with secure financing?
Are you in a stable job, can you project your finances for a couple of years?
Review the difference between higher interest rates and lower pricing or the opportunity to have lower pricing and lower interest rates.
What are the strengths of the local economy, what are the recovery opportunities.

If you consider these questions and can answer these questions with confidence then what are you waiting for. The pent up demand is starting to show results and that is something as a home buyer you don’t want. The interest rates and loan availability are improving, but there is of course talk of higher interest rates and that is something as a home buyer you don’t want.

Then there is selection, as the demand picks up the homes that are priced well with the nicer features are going quickly and what is left is distressed quality and no matter what buyer’s do consider this as one of the top three factors.

So if homeownership is one of your goals, the window of opportunity you have been waiting for is here. Stay focused, do your research and go for it. Remember, Its Possible!

New FHA Limits for Orange County!

Great news, the new FHA loan limits were released today, ahead of schedule, with little fan-fair.

The new limits for Orange County are:
Single Family Residences: $729,750
*2 Family Residences: $934,200
*3 Family Residences: $1,129,250
*4 Family Residences: $1,403,400
Single Family Limits for San Diego were increased to $629k and for Riverside they were increased to $500k.

Now it will take a little time to filter down, but this temporary increase, will certainly help home buyers have access to better jumbo loans, which was previously set at $417,000. As well, this should build some security for investors to increase their demand for these federally insured loans, resulting in jumbo rates coming down!

If you are in the process of re-financing and or considering buying a home, keep in mind not all Lenders are FHA approved. In addition, there are specific requirements a homeowner must meet when selling to a FHA buyer.

Keep in mind this is technically a temporary change till the end of 2008. I wouldn't imagine they will go back down to the previous levels as there is legislation to secure California is a high cost state but you never know.

This change, along with the current inventory level and reduced pricing, we just about have a perfect storm for buyers!

Single Home Buyers - Are you sitting on the fence of indecision?

We have all heard the news it is a Buyers Market (yeah!). However, when I speak with potential single buyers what I am finding is they are stuck, sitting on the fence of indecision!

It is hard to watch the internal struggle and it generally isn’t about the details we here, value, price, etc. There is this dream of homeownership, but that is undefined for the buyer. We watch as they struggle with the difference between a house and an investment, treating a home like a stock. Questioning the family aspects of home. They know in their hearts they want to home. They see the positive impact a home has on one life, but just can’t vision the security it brings both in intangible ways and financially.

As a home buyer, if you are sitting on the Fence of Indecision, here are three aspects of homeownership we want you to take into account. Then call your Realtor®. You are never going to understand the blessings of homeownership until you take the risk and get off the fence.

First: It’s a home! It’s a place to rest your head at night, make memories and call your own and you get the benefit of utilizing it as an investment. But this asset is different from a stock. This is an asset in which you get two bangs for your buck, it depreciates over time yet it grows in market value.

Second: A home is a value asset and rarely will become worthless. Yes, there are declines and there can be catastrophes, but even with those issues your home will keep a major portion of value. The key is to remain calm and stick to your plan, even when there are decreases you have an incredible opportunity to make it back up, you are in control!

Let’s not forget the memories your home has, I have never had anyone tell me their memories were worthless.

Third: Let’s not forget the tax benefits, what other investment can you put in 5 percent of the cost, enjoy all the appreciation. Remember, your investment to start is the down payment yet you are getting a return based on the value of the home.

If you live in the home at least two years, depending on your status you get this other great little opportunity to keep a huge portion of your wealth tax free up to $250k. In addition, let’s not forget the other benefits the government gives us that include: property tax write offs, interest rate deductions and as noted above depreciations.

As you are making your decision to get off the fence, though all the above financial aspects are important, in your heart you know the most important answer you are searching for is that feeling a home provides. Focus on this and the rest will follow.

Kelly's Tips For Getting Your Home Sold Faster

Ask for help to see you home from a buyer’s point of view. Ask someone who can be objective and honest of their impression of your home. Of course a Realtor is always a good choice, but you’ll also want to review their marketing techniques to ensure they are professional, creative to ensure they will provide you with the appropriate help.

Stimulate buyers’ imagination by scenes throughout the house, such as setting the patio table with Margarita glasses or a magazine open on a lounge chair. Play soft music, invest in the new battery operated candles and leave them on, while you’re gone.

Use folded quilts, brightly-colored pillows and fresh flowers to draw attention to the positives.

Disguise unsightly views. Remove dark, heavy drapes and replace with light sheers.

Never block light, and never apologize for a bad view.

Eliminate bad orders. Breathe fresh outside air, then go indoors and hunt down offensive orders. Use spray, carpet fresheners, deodorized cat litter, cedar chips in closets, etc.

Keep front area (inside & out) clean and uncluttered. Buy a new doormat (avoid ones with cute sayings) clean brass door knockers and place potted flowers on the front porch.

Avoid eccentricities such as beads in doorways, wild posters, dark walls mirrored ceilings, etc.

Hold Garage Sales before listing your home to make certain storage areas are uncluttered and spacious. Get your Realtor® involved to begin to pre-sale your home. This is a great marketing tool.

Find the line between clutter and emptiness

Leave night lights on in bathrooms, close toilet seats and display new towels or racks.

Make the interior or your home visible from the exterior – trim large bushes, clean windows, screen doors and add lighting.

Make sure as buyers enter the home they have a good first impression

Clean out closest nearest the front entryway make them appear spacious, with empty hangers

If the home has a large tub, fill with water and float some rose pedals

Highlight the fireplace by adding color – put flowers on the mantle or hearth, or have the fire going if the weather is cool.

Set the dining room table; make it homey and appropriate for the time of day.

Make sure all windows are crystal clean.

Create extra counter space by storing appliances, dish racks and dish soap. Display an open cook book with vibrant pictures. Place/light a harvest, coffee or cookie candle in the kitchen.

Increase the wattage of the lights in the laundry room, fold and display new bright towels on the dryer.

Secure animals and place note card noting they are in the home, garage, yard, etc.

Remember, you are trying to make your home appealing to the broadest spectrum of buyers. Anything you do to accomplish this will make your home sell faster, at a higher price, then other homes on the market.

Yeah, I saw a good little indicator today on the SoCal MLS that that is a great little bit of information that our clients need to hear.

With the current market fears being portrayed in the media along with the quietness of the holiday's a little good news in needed.

We all know the rule of supply and demand and how it works. Too much supply on the market - pricing comes down. Not enough - pricing goes up. Simple.

So as I reviewed the MLS this week I calculated the following:

New Actives on the Market: 1894
New Pendings: 444 (this does not include Back Up offers)
Closed Sales: 481
Expired: 1516
Cancelled: 961

Simply what does this indicate? The number of homes coming off the market are greater then the number coming on the market. Thus reducing the overall inventory.
Simple but a nice little glimmer, to help make us smile today!

Mission Viejo and Lake Forest Rank Tops as Safest Cities in Nation

Congratulations go out to two cities in the Saddleback Valley that received honors from the QC Press as being in top 10 Safest City in the country.

Mission Viejo ranked #1 safest city in the nation. With a population of 98,483 it had the lowest crime rate during 2006 for cities with populations of 75,000 of more. Mission Viejo has consistently been one of the top 10 cities since the Safest City Awards began 14 years ago.

The second city in the valley that was awarded was Lake Forest. It was listed as the 10th safest city in the nation out of 378 cities. For more information on Lake Forest make sure to check out the city web-site.

Both Mission Viejo and Lake Forest is located in South Orange County California. Both cities are family-oriented communities, with outstanding schools and more the 50 parks, numerous recreation centers and an outstanding business climate.

We should also mention the city of Irvine as it came in 11th just behind the city of Lake Forest. As with Mission Viejo both Lake Foret and Irvine consistently rank in the top 10 category.

The rankings of the safest and most dangerous cities are calculated using six basic crime categories: murder, rape, robbery, aggravated assaults, burglary and motor vehicle theft. The rankings include all cities of at least 75,000 residents that reported crime data to the FBI.

The OC Foreclosure Difference

Deciphering the difference between Delinquencies vs. Notice of Defaults vs. Foreclosures:

Delinquencies cover any missed payment – even if it is just one month, it gets reported as a delinquency.

The delinquency rate on sub-prime loans is running 13.77%, which is up 13.44% from the previous year.
The delinquency rate on prime loans is only 2.57% Combining the two rates with the loan volume gives you a delinquency rate for all loans 4.84%. The record low is 4%
California’s delinquency rate is 3.25%

Notices of Defaults (NODs) are filed when lenders’ loans have been delinquent for a specific period of time. These loans begin the foreclosure process.

Only 3.23% of all sub-prime loans entered the foreclosure process, with most of the defaults occurring on loans from Jan.2005 to Feb.2006.
1.28% of all prime loans have entered the foreclosure process.
In Calif., the 1st qtr. of 2007 saw 47,000 NOD’s filed by lenders. Calif. has 8.2 million homes and condo’s w/5.6 million mortgages. Therefore, in the 1st qtr. of this year, only 0.008% of all mortgages entered the foreclosure process for the quarter.

Foreclosures occur when the buyer has been unsuccessful in curing the debt and either a lender or an investor has acquired the property.

For sub-prime loans, 68% of the buyers are able to prevent the foreclosure by either refinancing the property or successfully selling it.
For prime loans, the foreclosure rate is 0.86%.
Last year, the U.S. saw a combined foreclosure rate of only 1.09%
During 2006, Calif. Saw a foreclosure rate of only 1.17%
Last year in the OC, 5680 defaults resulted in 697 foreclosures. This means only 12.2% of the defaulting homeowners actually went to foreclosure. Wouldn’t it be nice to hear 87.8% were successful in resolving this debt?

The reason behind foreclosures: (this is the area where the true focus should be)
#1 reason the occurred was due to fraud.
#2 reason was unethical lending
#3 loss of job
#4 medical reasons

I loved the way Gary Watts displayed the current state of the market recently as noted above. It does show yes there has been some changes but if you look at the big picture you will have clear understanding of the overall market.

The city of Lake Forest may be able to help you. Homeowners can now receive up to $20,000 and mobile home owners can receive up to $10,000 for repairs. Residents of Lake Forest, Portola Hills and Foothill Ranch can qualify for the ZERO percent deferred loan or a 3% loan for home improvements depending on income and other requirements. Eligible improvements are roofing, windows, garage doors, painting, plumbing, heating, driveways, kitchen and bath repairs and other common home improvement items.

Home Buyers - Declining Prices vs. Higher Interest Rates?

Many times I get asked, especially in todays market, what affects does declining home prices really have on the market vs. higher interest rates? There are number of differences but the most obvious one that new home buyers need to look at doesn't really have anything to do with the price reduction rather the interest rate.

I find many home buyers are making the assumption that because the pricing in some areas is going down that their payments or the amount of house they can buy will change dramatically. However one thing that is not taken into consideration is the current interest rate. So what are buyers doing waiting.....and waiting and waiting.....for the huge price drop in the market.
While missing the fact that interest rates are going up. Though interest rates are still at historic lows, a radical federal reduction is not antcipated in the near future which tends to lead to the idea that rates will continue on an upward trend. Now my crystal ball may be a little foggy but even if we take the most recent up tick in interest rates, the scenerio between declining home prices vs. higher interest rates is still important to look at.
I thought this quick little illustration would help home buyers realize why NOW is a great time to buy in Saddleback Valley.

Scenerio A: Todays Price = $650,000
20% down payment = $130,000
Total Loan amount = $520,000
Interest rate (6.25APR) = 6%*
Monthly Payment = $3,117.66

Scenerio B: Future Reduced Price = $600,000
20% Down Payment = $120,000
Total Loan Amount = $480,000
Interest rate (APR 7.25) = 7%*
Monthly Payment = $3,193,45
Total Price Difference between A & B - B = $75.79 per month MORE

Wow, that is a $50,000 price drop with an increase in your mortgage payment!

There is a third scenerio that also needs to be looked at here in South Orange County and that is in many neighborhoods, though the number of home sales is down, pricing is steady and in some instances increasing. So when you see a $50,000 price reduction and the sold comparbles support higher you'll know this is a good deal. In addition, let's not forget with the lower interest rates, increase in inventory and the fact that sellers are ready to negotiate all lead to it being a great time to buy a home.

As a professional Realtor(R) I recommend to buyers that you meet with at least three lenders who will work closely with you and your Realtor to ensure your entire needs are being looked including the timing of when you want to purchase your home. So as the market changes you the buyer understand how it impacts you and you have two professionals on your side ensuring your objectives are met.

Ok, you thought buying your first home as a Single Homeowner was stressful, now you want to sell it. So where do you begin with all those thoughts running through your mind. When it’s time to finally sell your largest investment, many sellers are filled with questions and doubt. For Singles this transition comes with a different set of thoughts; do I really need to move, it’s just me? Is it the right time to move? Will my home sell? Who can I trust to help me? With these questions in mind, we have created the following tips to help you take the steps to move forward.

Yes “this” home has a special place in your heart but to sell, you now have to think of it as a “Property”. Of course, you are going to be emotional about your first home. How could you not, when there was so much excitement surrounding it when you bought it. Let’s not forget about all those memories you created in this home. Today however you’ve made the decision to sell your home; it now becomes a financial asset. It’s no longer your “home,” it’s now your “property.” Why think this way? Taking away the emotion will help you stay objective throughout the selling process.

Think what a Buyer wants, Location, Condition, & Price: No matter where your home is, there are three things that every buyer is looking for and what it comes down to is location, condition, & price. Location is location. However, you have the huge opportunity to make sure your home is in the best showing condition, and you have full control over the listing price of your property. Ensuring you make the right decisions over what you can control is imperative to a successful sale!

Remember, First Impressions are everything! Property condition will help you tremendously when selling your property, as well; it can also be as big a detriment. Touch up any necessary paint, de-clutter your home, plant fresh flowers, & make sure your home has a pleasant aroma, put away the laundry, make the beds each day and do the little things like turn on the music lightly when you leave. Yes, single men this means you too.

There is no looking backwards when you are considering Price. What you paid for your property has little to no effect over its current value, Sorry! It is all about the current market and what has sold the last 6 months. This can be a little hard for some sellers to admit to, because it’s something you have no control over, but the data is real and has to be considered.

But what about all the $$, I spent on Improvements: Improvements to your home do play a big part in the value, but the amount you spent on those improvements is not as important. If you spent $5000 on upgrades that doesn’t mean that your home is worth $5000 more automatically. This is only true if the comparables properties have lesser upgrades, again this is where market value is the key factor.

Breath: If you’ve priced your home correctly, made sure it’s in good showing condition, & hired the right agent, your formula for a successful sale is coming together. However, never forget you are still at the mercy of the market. Relax, maintain your home’s showing condition, and adjust the price if market conditions and feedback call for it.

Choosing the right Realtor is a key ingredient in a successful Sale! When you are just beginning to consider selling your home, contact a reputable Realtor® A.S.A.P! Ideally interview three Realtors until you find the agent who is right for you! Though cost is obviously an important consideration the Service the agent provides is really the key to help you sell your home.

Whether you are baking a cake or selling real estate, it is important that you have formula to accomplish your goal. Without all the proper ingredients your cake (sale of your home) just isn’t going to taste right. I think you get the point!

Southern California Edison – SCE offers many helpful tips to help consumers and businesses be energy wise and reduce energy cost. A few things you just might want to check out:
Got an extra refrigerator/freezer SCE will pick up and recycle your appliance and pay you for it. $35.00 for a refrig and $50.00 for a freezer and they will give you a $50.00 rebate when you purchase a new Energy Star appliance.
Money Savings Survey - Take the home energy survey to find out where in your home you could conserve and in fact save you some money.
Summer Discount Plans – I struggled with this one but made the commitment to have SCE control my air conditioning and save me up to $200.00 over the summer. We have great association amenities and can always just jump in the pool on those rare 100 degree days.

Why You Need A Buyer's Agent-(sorry agents)

This past weekend I was working at an open house and a young couple came in that is getting married who had two houses to sell and considering buying one. As they gave me their details to review I went home looked up the comps and immediatly felt bad. Why because I could see that something wasn't right. One of the houses they bought directly through the listing agent, which was overpriced based on apples to apples comps. To make matters worse the home was range priced and they bought at the high end of the range and finally if we were to sell today we would have to sell at a loss.

Yes, Kudos for the seller they were represented well by the agent. But I have to ask how was the buyer in that transaction represented? Personally I admit, I have mixed feelings about this. Dual agency is applicable here in California and I have represented both buyers and sellers, but luckily my clients were happy with the pricing and representation, but I have also referred buyers on listings to other agents so they had someone looking out for their best interest. This feels a whole lot better for all parties involved.

So buyers, I put this out to you. Remember, you are venturing into one of the important legal transactions in your life. You need representation from someone you select. Why would you want to be represented by someone who is looking out for the sellers best interest? This agent was personally selected by the seller based on the strength of how he will negotiate and represent them. Something else to consider commisions are something that is generally paid by the seller (at least here in California) and if the listing agent represents under dual agency they probably already have an agreement regarding a reduction in the commission. This is not a reflection of a price adjustment because a lesser commsion would be paid.

I like to think sellers are already giving buyers this advice by advertising come buy my house and we will pay your selected Realtor to represent Your Interest!

This is not to say there aren't any good listing agents out there who would work very hard for you but I think when you look at the legal aspects and everything you need to do to buy a home such as, inspections, loans, title etc you want the best possible representation at all times.

My commitment to you, if you walk into one of my listings in South Orange County without representation and want to buy that home, I promise to refer you to an agent that will lookout for your best interest. So you can get the home you want and both parties interest are represented without ever having to wonder who is looking out for you.

You go girls! Did you know women single buyers is the fastest growing segement in the real estate market.
